OWNER’S ORGANIZATION RULES

Violation of the Rules of Procedure is addressed directly by phone to the Reception/Guard. 

When renting or lending the apartment, the owner is responsible for ensuring that those who temporarily use the

apartment are made aware of and comply with the ORGANIZATION SOCIETY’S ORDERS RULES.

The rules must always be available in the apartment.

• Owners / users of the apartments should not conduct irrigation, planting, and/or perform any other activity in the landscaping. This is done by the facility service provider.
• It is prohibited to dispose waste such as cigarette butts, plastic and the like from terraces and balconies in the garden area.
• Waste from the individual apartment MUST be deposited in containers located outside the plant (2 places: Calle Tahona, north and Calle Faya, south) and not in the garbage bins inside the plant. Remember that it is item sorting.
• Children should not use the lifts alone.
• It is forbidden to walk pets in the facility. All pets must be leashed out of the facility as quickly as possible. If animals are to discomfort to the neighbours, the Society may refuse such animal husbandry.
• All staying at MC must respect fire alarms and are obliged to comply with established fire instructions.
• Parking spaces in the garage are unique and shall only be used by owners of these parking spaces.
• It is not allowed to store combustible material in the parking area and/or in the storage rooms.
• Only gas or electric grills are allowed for use in the facility. General fire regulations must be met regarding storage of gas containers. These should only be stored on the terraces.
• It is not allowed to dry bath towels or clothes over the terrace/balcony railing.
• For improvements and/or maintenance of the apartments, the reception must be notified in advance and work must not commence before 9:00 and not end later than 18:00. Such work is not allowed on Saturdays, Sundays and Public Holidays.
• It is not allowed to change the aesthetic on the facades of the buildings.
• After 23:00 all music devices, TV, etc. must be used (noise level) such that neighbours are not disturbed.
• All the external gates must be locked 24 hours a day.

  The swimming pool opening hours are 08:00-20:00.

  • The swimming pool and the area around the pool is for registered residents use only. Visitors are not allowed to use the swimming pool.
  • Furniture (sunbeds, sun umbrellas and table and chairs) are for use at the swimming pool and should not be moved out of pool area. Everyone has a duty to keep the area tidy.
  • It is not allowed to reserve sunbeds using towels.
  • It is forbidden to bring glass and crushable materials into the pool area. The consequence of glass crushing will be the individual responsibility. Crushed glass in the pool involve drainage and cleaning. All costs associated with draining and cleaning of the pool will be invoiced t the offender.
  • Smoking in the pool area is prohibited.
  • Diving or jumped from the pool edge and ball games in the area are prohibited. Floating mattresses are not allowed to be used in the pool.
  • The doors to the pool must always be kept closed and locked.
  • Everyone is obliged to shower every time before entering the pool. There are also toilets and showers with hot water just outside the east entrance of the pool, under the small shed with automats.
  • Infants using diapers need to use bath diapers when using the swimming pools at MC. Should “accidents” occur, the guard / reception must be contacted immediately so that they can initiate necessary cleaning measures. Parents must bear all costs of emptying and cleaning of the pools when this is required to be performed.

  It is important that everyone pay attention to each other when the swimming pools are used.

• Before swimming – Take a shower before entering the pool.
• No jumping – It is forbidden to jump into the pool.
• No booking sunbeds – It is not allowed to book sunbeds or sun loungers.
• No littering – No littering.
• No dangerous play – No rough or dangerous play is allowed.
• No plastic mattresses – No use of plastic mattresses in the pool.
• No smoking – No smoking in the pool area.
• No glass – No glass objects may be brought into the pool.
• Children under 12 years – Children under 12 years are not allowed to be alone in the pool.
• No balls – No balls are allowed in the pool.
• Swim nappies only – Babies must wear special swim nappies.
• No animals – Animals are not allowed in the pool area.
• No noise – It is forbidden to make noise.
